Modus Construction transformed a former residential building into its new headquarters, converting the structure into three professional office suites while preserving the building's original character. The renovation required comprehensive core and shell work, including cutting in new storefront windows along the front façade, updated lighting systems, and complete interior reconfigurations. Modus occupies the northern Suite 100, a 2,638-square-foot space that seamlessly integrates office functionality with the company's operational needs. The design includes a large warehouse area with overhead door for loading, a training room with custom millwork, and an entry vestibule featuring white oak and black marble millwork with glazing that divides the reception from the central conference space.

The waiting area features expansive windows overlooking the street courtyard and circle drive, while three private offices and a back-of-house kitchenette complete the program. Throughout the space, polished concrete floors, sleek lighting, strategic glazing for natural light, a skylight, and carefully curated furnishings create a clean, modern environment that reflects Modus Construction's design sensibility and commitment to quality craftsmanship.
