The Paseo Arts District, Oklahoma City 

Paseo Art Studios is a two-story, 5,600-square-foot mixed-use building housing seven tenant spaces along Walker Avenue. Designed by Fitzsimmons Architects, the project’s stucco exterior, clay tile accents, and rooftop patio draw inspiration from the Paseo’s distinctive Southwestern style. 

Modus Construction delivered the project from the ground up, coordinating challenging site logistics within the active arts district and executing detailed façade work with glass block insets that create rhythm and light throughout the structure. Winner of the 2019 ULI Impact Award for Boutique Development, the project contributes to the district’s ongoing evolution as a live-work cultural hub.
