The 140 E. 5th Street development represents a significant revitalization of downtown Edmond's urban district, transforming an existing building complex into a modern, multi-tenant commercial destination. Developed by the Grant Group, the project required comprehensive core and shell renovation to prepare the property for diverse retail and service-oriented businesses. Modus Construction led the tenant improvement build-outs and infrastructure work, coordinating specialized interior construction for Mode Fashion, Rocky Mountain Chocolate Factory, and Proper Salon—each requiring unique operational and aesthetic solutions.  

The scope included upgrading and connecting core building infrastructure, custom plumbing and electrical systems for individual tenants, and site improvements enhancing streetscape and alleyway access. The architectural language reflects regional masonry vernacular, giving the renovated building a "lived-in" feel while incorporating modern amenities that support the walkability and vitality of downtown Edmond.
