Architect: Allford Hall Monaghan Morris (AHMM)

Located inside the vibrant 8th Street Market development, this project converted vacant lease space into a pair of fully enclosed pickleball courts—bringing one of the nation’s fastest-growing sports to a destination already known for breweries, coffee, food, and local businesses.
Modus partnered with AHMM to design and deliver the courts within an active mixed-use building that houses Prairie OKC, Prelude Coffee, Hot Chopsticks, and office tenants.
The work included structural modifications, new lighting, acoustic considerations, and upgrades to adjacent office spaces for Next Generation Roofing & Construction and a commercial real estate group.
The finished space enhances the Market’s community-focused mission, offering recreation, gathering, and activity under the same roof where guests eat, drink, shop, and work.
