Anchoring the southwest corner of NW 16th and McKinley, Plaza Apartments is a 16,300-square-foot mixed-use development combining 14 residential units with 2,800 square feet of ground-floor retail. 

Constructed by Modus in collaboration with Gardner Architects, the three-story building features a modern material palette of masonry, composite panels, and architectural steel.

Behind the façade, Modus delivered a complex structural system integrating steel and wood framing for efficiency and long-term durability. The project expands housing and commercial opportunities in the rapidly growing Plaza District while maintaining a design that complements the neighborhood’s creative identity.
