This project transformed a historic 1929 industrial structure into a modern mixed-use destination now home to yoga, wellness, retail, creative offices, and an award-winning placemaking art installation.
The redevelopment included complete interior demolition, structural and envelope improvements, new storefront systems, utilities, and tailored build-outs for six distinct tenants.
Completed in September 2023, the building includes TI buildouts by Modus for 405 YOGA, Moondrake Hand Dyed Yarn, Keepsake Tattoos, Hurt Craft Deep Tissue Therapy, KCL Engineers, The Greyhound Group.
A major feature of the project is the 23' x 15' public art installation “Mechanics of Dreams” by artist Matt Goad, with glass fusion by Tracey & Rick Bewley. This piece integrates more than 800 fused glass tiles and has become a recognizable anchor in the district’s ongoing revitalization.
